For three years, short sales and foreclosures have dominated Tucson's market
and will continue to do so in the future. The agents who have prospered in this market
have adapted their business plans and learned the new tools of putting transactions together.
Now these agents are going to once again share their expertise with you in this updated course.
In this one time only presentation you can meet the Short Sale and REO Experts and
learn how they have prospered in this upside-down market. Two panel discussions will be
facilitated by Jim Hogan.
The experts on the Short Sale panel are: Larry Pollman, Associate Broker with
Homesmart Realty, Jerry Marbury, Associate Broker with Coldwell Banker Residential Brokerage,
and Oscar Chavez, Associate Broker with Long Realty. Each of these experts bring their
unique talents to the table to help you list, sell and close more short sale properties.
If short sales aren't your thing then the Bank Owned property experts will
get your attention. They are: Bob Zachmeier, Designated Broker at Win3 Realty,
Sue Gutierrez, Designated Broker at TucsonREO, LLC and Dave Kipling, Keller Williams Realty
Tucson Territory. As of this writing these three agents have hundreds of listings,
many of which are bank owned properties.

Your Panel Experts
Oscar Chavez Oscar is an Associate Broker with Long Realty in Tucson, AZ.
He began his real estate career in 1979. Over the last 30 years he has helped over
950 families purchase their homes while also assisting many sellers market and sell
their properties. Oscar has worked as a new home salesperson for Pulte Homes, KB Homes
and US Homes/Lennar. While working for KB Homes in California he won the award for
the most new homes sold in Los Angeles County in 1991. Oscar has been a sales manager
for Pulte Homes and was Director of Sales and Marketing for Pepper-Viner Homes.
He also has specialized in commercial real estate as the owner of Chavez Realty and
as an associate with PICOR Real Estate. Since 2006 Oscar has been an Associate Broker
with Long Realty and has successfully assisted both buyers and sellers in numerous
short sale transactions.
Sue Gutierrez Sue has been in real estate for
28 years and has been working with REO's for 15 years. She has been a broker
for 18 year and has a vast knowledge of all aspects of real estate. She holds
the GRI and CRS designations and is a member of NRBA (National REO Brokers Association).
Dave Kipling Dave and Francine have a variety of experiences
in Arizona, after migrating from the Midwest to the Southwest and meeting in Tucson at The University
of Arizona. Living in both Phoenix and Tucson, traveling extensively throughout the state, as well as direcing
camp for underprivileged children in Picacho for eight years, they bring that combination
of developed talents to their current Real Estate Team focussing on REO Properties.
Jerry Marbury Jerry is a Registered Representative
with Welton Street. He is a license commercial broker with Coldwell Banker
Residential Brokerage in Arizona. He is a member of the National Brownfield and
serves as a member of the Executive Brownfield Committee in Arizona. In 2007, he
was elected to be Committee Chairman of the Tucson Association for REALTORS Form
committee and is a member of the Tucson Association of REALTORS Risk Management
Committee since 2002. Jerry also holds Series 63, Series 22 license and fully
understands the trends in commercial and residential real estate with special training
in 1031 exchanges and investment properties.
Larry Pollman Larry Pollman is the branch manager of HomeSmart, Tucson.
Larry has over 16 years of short sale experience and supervises a short sale team that currently carries over 50
short sale listings. Larry has spoken on short sales on behalf of Tucson Association of REALTORS, Arizona Association of
REALTORS and numerous non profit agencies. He served on the committee that updated the AAR short sale addenda, chaired the
committee that set up the short sale templates for SureClose, and served on ADRE’s Short Sale Stakeholder’s meeting.
Bob Zachmeier Bob was born and raised in Mandan, North Dakota.
The third of six children, he is no stranger to hard work and friendly competition.
After graduation from North Dakota State College of Science in 1980, Bob was hired
by Texas Instruments and lived in ten states (including Arizona) during his first five
years of employment. Bob purchased his first rental property at the age of 22 and
has been a landlord since 1982. He's bought and sold property in several states
and has fine-tuned the process along the way. In 2001 he developed a course and
began teaching others how to achieve financial freedom with rental property. Bob is
successful today due to the confidence of his parents and the help of others. From
the free swim lessons he received from the Red Cross as a youngster, to the
Scoutmaster who helped him attain Eagle Scout, Bob hasn't forgotten the time
and kindness volunteered by others. He's been a Personal Finance teacher to
sixth and seventh graders for 10 semesters with the Junior Achievement program,
and has served on the Board of Directors for a children's church camp for four years.
He is currently on his second term as President. Bob views every transaction and
interaction as an opportunity to make a new friend and develop a lifelong relationship.
He can cast an insightful and positive light on nearly any situation.

Jim Hogan ABR, DREI A REALTOR since 1971, Jim is
also a mortgage broker and investor. As an educator, he
has helped "billions" begin and sustain
successful real estate careers. His door is always open
to anyone with a question or seeking advice. He and
Curtis Hall developed the Real Estate Buyer's Agent
Council's "Innovative Marketing for Buyer
Representatives," course and teach Accredited Buyer
Representative (ABR) designation classes throughout Arizona,
California and Hawaii. Jim was one of the first educators
to be awarded the Real Estate Educators Association's
Distinguished Real Estate Instructor (DREI) designation.
